This prestigious thoroughbred horse breeding stable, renowned not only in Italy but also internationally, represents one of the most appreciated structures in the sector. The estate extends over six hectares of land and offers facilities of absolute excellence. Among these, two large arenas stand out, one of which is covered with a modern and fascinating roof made of laminated wood beams, without internal supports, which enhances both its architectural appearance and functionality.
Adjacent to the arena there are 33 spacious horse boxes, designed with particular attention to the comfort and well-being of the animals, as well as a series of rooms dedicated to breeding and training activities.
The offices of the estate, characterized by a welcoming design, offer a spectacular view of the arena, while a space currently unfinished has already been prepared for possible residential use. Next to the covered structure there is a second open arena and a modern two-level laminated wood construction. The ground floor is already equipped with a kitchen and bar, with the possibility of installing large windows to enjoy the splendid view of the park and the majestic Carnic Alps. Near the arena, two large wooden paddocks offer safe and comfortable spaces for horses and foals.
The property includes an independent villa of approximately 200 sqm with private garden, and a second house of over 350 sqm, currently used as the caretaker’s residence. Furthermore, there are additional buildings for a total of approximately 550 sqm, to be renovated, which offer further development opportunities.
The strategic position of the estate located a few kilometers from Udine, close to a prestigious residential area, including a renowned golf course; surrounded by some of the most popular tourist locations in the Carnic Alps and the Upper Adriatic, such as Grado, Lignano Sabbiadoro and Venice, it increases its value. The proximity to excellent food and wine itineraries, such as that of San Daniele, famous for its ham, and the quality of the local wines, further contributes to the charm of the place.
Thanks to the favorable road network, close to ring roads and motorways, the estate is suitable not only for breeding and training horses, but also for hospitality activities, events and tourism-hotel projects, thus offering significant potential for growth and profit.

Friuli
Friuli Venezia Giulia is a region in the north-east of Italy that overlooks the Adriatic Sea and borders with Austria and Slovenia, occupying the north-eastern end of the Italian territory.
The regional territory is composed of two geographical regions with different historical-cultural characteristics: the region of Friuli, which constitutes the very large majority of its surface, and the part of Venezia Giulia that remained in Italy after the Second World War. The demarcation between the two regions is formed by the mouth of the Timavo River.
Together with Veneto (Venice Euganea) and Trentino – Alto Adige (Venice Tridentina), it forms the historical-geographical region of the Tre Venezie, or “Triveneto”.
This particular region is home to the peaks of the Dolomites and vineyards famous for white wines. Trieste, the capital, belonged in the past to the Austro-Hungarian Empire of the nineteenth century. The most famous attractions are the historic centre, the promenade of Piazza dell’Unità d’Italia and the Miramare Castle, a former royal residence.
